A mixed-use urban development project is planned in the Karatau District of Shymkent, Kazakhstan, with a total gross construction area of approximately 2,500,000 m². The development integrates residential, commercial, hospitality, office, educational, healthcare, and public-use functions. The built-up program is predominantly composed of 1,750,000 m² of high-rise residential buildings, complemented by 250,000 m² of mid-rise residential units, offering diverse density options and a balanced urban skyline.

The project is conceived as an integrated urban environment that brings together residential, commercial, social, and recreational functions within a cohesive spatial framework. The planning approach prioritizes a balanced relationship between built density and open space systems, aiming to create a sustainable and livable urban district. Mixed-use zones are designed as vibrant urban attractors, combining retail, office, hospitality, and commercial uses to ensure continuous activity throughout the day.

Educational facilities, healthcare structures, and other urban service units are strategically distributed across the site to ensure accessibility and support daily life. The main green axis and park system establish a strong landscape identity, connecting different functional zones while providing recreational spaces, pedestrian continuity, and ecological value.

The transportation network is designed to ensure efficient circulation, clear accessibility, and strong integration with the surrounding urban context. The overall planning strategy aims to create a contemporary urban fabric that balances density, functionality, environmental quality, and social interaction, resulting in a distinctive and sustainable urban character.
